OUR SERVICES

Tenant Find – £480 including VAT (Reduced to £360 including VAT for fully managed properties)

Our Tenant Find Service includes:

  • Market appraisal giving recommendations.
  • Production of full property particulars including professional photographs, floor plan with room measurements and 360 degree tour.
  • Match the property to prospective tenants via our comprehensive mailing list.
  • Accompany viewings and hold and monitor keys.
  • Introduce and thoroughly assess tenants.
  • Draw up the Tenancy Agreement and Inventory of contents/schedule of condition. NB. Landlords are usually required to sign the tenancy agreement although in the absence of instructions to the contrary it will be assumed that the landlord authorises the managing agent to sign Tenancy Agreements as “duly authorised agent”.
  • Collect a deposit and hold in a designated client account to comply with the Tenancy Deposit Scheme.
  • Conduct the check-in of the tenant
  • Advise utility suppliers and council tax etc

Full Management – 12% including VAT

  • Collect the rent and transfer to the landlord within 7 days, providing a monthly statement on the 1st of each month plus a login for our secure banking system so you can monitor your portfolio. Write to the tenants if they fall into arrears and serve Notice if required.
  • Conduct inspections to assess the need for maintenance and repairs which can be catered for via our established contacts with builders, plumbers, etc.
  • Provide tenants with a 24 hour phone number for emergency repairs
  • Deal with day- to-day repairs and maintenance. Please note there are no additional charges for handling maintenance and we do not charge hidden commissions to contractors.
  • Arrange for the initial and renewal of gas and electric safety checks and EPC’s (Gas check £50/EICR £180 and EPC £50 carried out by third parties)
  • Conduct annual rent reviews and serve necessary notices throughout the tenancy. (Section 13, Section 21 & Section 8 Notices are all provided free of charge)
  • Check the property upon the tenants vacation, read the meters and advise utility suppliers
  • Negotiate between the parties (where necessary) regarding any dispute over damages.
  • Settle any deposit due.

We also offer a Rent Protection Service for an additional 3% Management fee(where we have successfully referenced the tenant). If the tenant falls into rent arrears and continues to default, we will seek to obtain vacant possession of the property and maintain rental payments in accordance with our service, as outlined to you.

What does the service provide?

• Rental payment for up to 15 payments (maximum of £2,500 per month) whilst the tenants remain occupying your property.

• Selected property legal disputes.

• Eviction costs.

• Legal advice helpline.

• Vacant Possession cover for 3 months at 75% of the rental amount.

What is not covered by the product?

• Any existing rental arrears.

• Any claims which have not occurred during the product period stated above.

• Any claim not notified to the insurers within 60 days of the first missed payment or insurable incident.
