Renting with Stephenson
We strive to provide the highest level of customer service to all our tenants and believe that our relationship with our tenants is just as important as the relationship we have with our landlords. We employ an answering service to ensure no call ever goes unanswered and, in the event of an out of hours emergency, there is no difficulty reporting the problem for immediate attention on the same office number or via our tenant portal.
We will assist you from application to the end of your tenancy and have no hidden fees or charges along the way. Since the introduction of the Tenancy Deposit Scheme, we have had less than 1% of our deposits go to dispute, a track record which we believe, speaks for itself.
BEFORE YOU MOVE IN Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
- Before the tenancy starts (payable to Stephenson Property Management Ltd (‘the Agent’)
- Holding Deposit: maximum 1 week’s rent Deposit: Usually equivalent to 5 weeks rent
- During the tenancy (payable to the Agent): Payment of £25 if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3%
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy (maximum £300)
- During the tenancy (payable to the provider) if permitted and applicable
- Utilities – gas, electricity, water
- Communications – telephone and broadband Installation of cable/satellite Subscription to cable/satellite supplier / Television licence
- Council Tax
Other permitted payments
- Any other permitted payments, not included above, under the relevant legislation including contractual damages.
- Unpaid Rent/Returned Payment The rate of interest applied to unpaid and returned payments will be specified within your Tenancy Agreement but is usually 5% above the Bank of England Base Rate from the date due
